Bespoke House Artisan Community (the “Buyer”) is pleased to submit this Letter of Intent to express our interest in purchasing the property at 5710 Wesconnett Blvd, Jacksonville, FL, along with its adjacent parcel. Bespoke House is a registered 501(c)(3) nonprofit cultural hub serving Jacksonville’s creative community. Our mission is to establish a permanent creative campus at the above location to empower the city’s artisans, makers, and creators.
Acquisition Funding Plan (Target Completion by 2026)
We intend to purchase the property using a combination of community fundraising, grants, and sponsorship. Our live GoFundMe campaign is already underway, complemented by grant applications and growing monthly memberships. Our goal is to secure a lease-to-own agreement or full purchase by 2026.
Intended Use of the Property as a Creative Campus
- Studios & Co-Working Spaces: Adaptive reuse of classrooms for member workspaces and collaboration.
- Residencies: On-site live/work artist studios in former classrooms and dormitory-style layouts.
- Exhibition Galleries: Hosting rotating gallery shows, performances, and community events.
- Immersive Experience Zones: Interactive installations, themed exhibits, and pop-up events.
- Livestream & Stream University: Expand digital education and creative income tools using existing media infrastructure.
Operational Plan and Revenue Streams
Our funding and operations will rely on proven revenue streams already in place:
- Memberships: Patron ($20/mo) and Artisan ($150/mo) tiers with discounted annual options.
- Studio Rentals & Residencies: Private studio income ($500–$1250/month).
- Events & Sponsorship: Workshops, shows, and festivals supported by ticket sales and community partners.
- Gallery Sales: Commission-based art sales to support both artists and operations.
- Livestream Monetization: Advertising, sponsorships, subscriptions, and donations from livestream content.
Community Engagement & 904 Day Launch
We plan to host a city-wide activation at the property for 904 Day – Sept 4, 2025. This open house will feature studios, performances, and interactive art to launch the campus and begin fundraising toward permanent acquisition. The event will highlight the versatility of the facility and kick off long-term programming in line with our mission.
Minimal Renovation Requirement
The campus is largely turnkey with classrooms, media center, kitchen, and auditorium already suitable for our needs. Renovations will be minimal and focused on furnishings, lighting, and media upgrades to ensure fast activation and cost efficiency.
